Azure United Properties Limited ("AZURE", "we", "us") respects your privacy. This policy explains what personal information we collect when you visit our websites or make an enquiry, why we collect it, who we share it with, and what rights you have.
This policy covers azuremichamvi.com, azurezanzibar.com and azurepaje.com.

2. Information we collect
Information you give us
When you complete an enquiry form, register your interest, subscribe to updates, or contact us through the website, an advertisement, or a messaging app, we collect:
- your name
- your email address
- your telephone number, including the country dialling code
- your country
- your answers to our qualifying questions, which currently cover what type of purchase you are interested in and your intended timing
- whether you are enquiring as a real estate agent or broker, or on behalf of a company
- whether you agreed to this policy, and whether you asked to receive future updates
- anything else you choose to write to us
Information collected automatically
When you use our websites we collect:
- your IP address and approximate country
- your browser type and device information (the "user agent")
- the pages you view, the page you arrived on, and the website or advertisement that referred you
- campaign and click identifiers attached to the link you followed, including UTM parameters and advertising click identifiers from Google and Meta
- cookie identifiers, where you have allowed them
Information from advertising platforms
If you submit a lead form inside Facebook or Instagram, Meta passes us the answers you gave in that form together with the campaign, ad set and advertisement you responded to.
Information generated as we work with you
If you become a prospective buyer we record notes of our conversations, the stage your enquiry has reached, and correspondence with you.
We do not ask for and do not want financial account details, identity document numbers, or any special category information through the website. Please do not send these to us by email or web form. Where documents of this kind are genuinely required for a property transaction, we will tell you separately how to provide them securely.

We do not make decisions about you by automated means that produce legal or similarly significant effects.
4. Who we share your information with
We do not sell or rent your personal information.
Service providers acting on our instructions

We also use Microsoft Clarity on our landing pages. It records how visitors move through the page, such as clicks and scrolling, so we can see where a page is confusing and improve it. Text you type into forms is masked and is not recorded. Clarity runs only if you accept cookies, and it is not used to identify you or to advertise to you.
Advertising platforms
We share limited information with Google and Meta so that we can measure our advertising. This is described in section 5 and only happens with your consent.
Professional advisers and partners
Where relevant to a transaction you are pursuing, we may share your details with our lawyers, notaries, banks, or appointed sales representatives.
Legal authorities
We may disclose information where the law requires it, or to establish or defend legal claims.
Business transfers
If our business or a project is sold or reorganised, information may transfer to the acquiring party, subject to this policy.
5. Advertising and measurement
We advertise on Google and Meta (Facebook and Instagram). To understand which campaigns produce genuine enquiries, we send those platforms information about enquiries and about enquiries that progress in our sales process.
Only if you have accepted targeting cookies on our banner. We record your choice at the moment you submit the form, and we store it against your record. If you did not accept, no information about you is sent to either platform at any point, including later when your enquiry progresses.
What is sent. Where consent has been given, we send:
- your email address and telephone number in a scrambled ("hashed") form, which lets the platform recognise an existing account holder without receiving your actual address or number in readable form
- the advertising click identifier from the link you followed, where there is one
- to Meta only, technical identifiers including your IP address, your browser user agent, and Meta cookie identifiers, which are sent in ordinary readable form because Meta cannot match them otherwise
- the fact that an enquiry occurred, when it occurred, and which project it related to
What is never sent. We do not send your name, your written messages, your answers to our qualifying questions, or any note recorded by our sales team.
Google and Meta act as independent controllers for the information they receive and use it under their own terms. Their privacy policies are at policies.google.com/privacy and facebook.com/privacy/policy.
You can change or withdraw your cookie choice at any time using the cookie icon shown in the corner of every page. Withdrawing consent stops any further sharing. It cannot recall information already sent.
6. WhatsApp and messaging
If you give us your telephone number, a member of our sales team may contact you on WhatsApp about your enquiry, and the first message may be sent automatically shortly after you submit your form.
These conversations are connected to our customer system through TimelinesAI, so that the message history forms part of the record of your enquiry. WhatsApp itself is operated by Meta and its use of your information is governed by its own terms and privacy policy.
If you would prefer not to be contacted this way, reply to any message asking us to stop, or write to contact@azurezanzibar.com, and we will contact you only by your preferred channel.
7. Cookies and similar technologies
Our websites use cookies and similar technologies. When you first visit, a banner asks which categories you accept.
- Strictly necessary. Required for the website and its forms to work, including the anti-spam check. These cannot be switched off.
- Performance and analytics. Help us understand how the website is used.
- Functional. Remember preferences and improve the experience.
- Targeting and advertising. Used to measure our advertising and, where applicable, to show you relevant advertisements. This category is the one that controls the sharing described in section 5.
Everything other than the strictly necessary category is off until you accept it. You can review or change your choices at any time by clicking the cookie icon shown in the corner of every page, which reopens the settings panel. Your browser settings also let you block or delete cookies, though doing so may stop parts of the website working.
8. Where your information is held
We operate from Tanzania and our service providers operate in the European Union, the United Kingdom and the United States. Your information will therefore be transferred outside your own country, and for visitors in the European Economic Area or the United Kingdom that means outside the EEA or UK.
Where we transfer information out of the EEA or UK, we rely on the European Commission's Standard Contractual Clauses or the UK equivalent, agreed with each provider, together with appropriate technical protection. 9. How long we keep your information

Where the periods above conflict with a legal obligation to keep records for longer, the legal obligation applies.
10. Your rights
Depending on where you live, you may have the right to:
- be told what personal information we hold about you and receive a copy of it
- have it corrected if it is inaccurate or incomplete
- have it deleted, where we have no continuing reason to keep it
- restrict how we use it while a concern is being resolved
- object to processing based on our legitimate interests, and to object at any time to the use of your information for direct marketing
- receive it in a portable format, so you can move it to another provider
- withdraw consent at any time, where we relied on consent. This does not affect anything done before you withdrew it
- complain to your data protection authority
You can unsubscribe from marketing emails using the link in any email we send, without contacting us.
To exercise any other right, write to contact@azurezanzibar.com. We will respond within one month. We may ask you to confirm your identity before we act, so that we do not disclose your information to somebody else.
11. Security
We hold your information in access controlled systems, transmit it over encrypted connections, and limit access to staff and providers who need it. No system is perfectly secure, but we take the protection of your information seriously and review our arrangements as our systems change.
12. Children
Our websites and services are intended for adults. We do not knowingly collect information from anyone under 18. If you believe a child has given us their information, write to contact@azurezanzibar.com and we will delete it.
13. Changes to this policy
We may update this policy as our services and systems change. The current version is always on this page with its effective date at the top. If a change materially affects how we use your information, we will take reasonable steps to tell you.
