These terms govern your use of the websites operated by Azure United Properties Limited ("AZURE", "we", "us"), including azuremichamvi.com, azurezanzibar.com and azurepaje.com.
By using our websites you agree to these terms. If you do not agree, please do not use them.

2. Who may use this website
You confirm that you are at least 18 years old and legally able to enter into a binding agreement. If you use this website for a company or another person, you confirm you are authorised to do so.
3. What this website is
Our websites present our property developments in Zanzibar and let you register interest, request information, and contact our team. They are an information and enquiry service.
They are not a booking or payment platform. No purchase, reservation or payment is made through these websites, and we do not collect payment details through them.
4. Nothing here is an offer or a contract
All content on our websites is promotional and for general information. It is an invitation to enquire, not an offer capable of acceptance, and nothing on these websites creates a contract between us.
A binding commitment arises only when you and AZURE sign a written agreement identifying the specific property, the price, and the terms that apply. Until that agreement is signed, nothing said on the website, in an advertisement, in an email, or in conversation with our team is binding on either of us.
Submitting an enquiry does not reserve a property or secure a price.
5. Accuracy of information and marketing materials
We take care over what we publish, but property development is subject to change.
All plans, areas, layouts, views, renderings, images, specifications, amenities, availability, prices, construction milestones, revenue illustrations and completion dates are indicative only and may change. Images, renders and video are for illustrative purposes. Final specifications, finishes and landscaping may vary while maintaining the overall design intent and AZURE quality standards. Prices are subject to change without notice until confirmed in a signed agreement.
Where the website differs from your signed project documentation, the signed documentation prevails.
6. No investment, legal or tax advice
Our websites and our team describe property opportunities. They do not provide investment, legal, tax or financial advice, and nothing on our websites should be treated as a recommendation to buy.
No return, rental income, resale price or capital appreciation is guaranteed unless it is expressly set out in a binding agreement signed by AZURE. Any figures shown are illustrations based on assumptions that may not be met. Past or projected performance is not a reliable indicator of future results, and the value of property can fall as well as rise.
Ownership, legal, tax, operating and rental arrangements are governed by the applicable project documentation and by the law of the place where the property sits and where you are resident. You should obtain independent legal, tax and financial advice before committing to any purchase.
7. Enquiries and contact
When you submit an enquiry you agree to give accurate and complete information, and you accept that we may contact you about it by email, telephone or WhatsApp using the details you gave us. How we handle your information is set out in our Privacy Policy.
You may ask us to stop contacting you at any time by writing to contact@azurezanzibar.com.
8. Acceptable use
You agree not to:
- use our websites for any unlawful, fraudulent or misleading purpose
- submit false information, or another person's details without their permission
- attempt to gain unauthorised access to any part of our websites, servers, systems or data
- interfere with the operation or security of our websites, including by automated scraping, bulk submission, or circumventing our anti-spam measures
- copy, reproduce or republish our content except as section 9 permits
9. Intellectual property
All content on our websites, including text, photographs, renderings, video, plans, logos, trademarks, design and code, belongs to AZURE or to our licensors and is protected by intellectual property law.
You may view and print pages for your own personal, non commercial use in connection with a genuine enquiry. Any other use, including copying, adapting, republishing, or using our material in your own marketing, requires our prior written permission. The AZURE name and logo may not be used without our written permission.
10. Third party websites and services
Our websites contain links to and connections with services operated by others, including mapping, video, messaging and social media platforms. We do not control those services and are not responsible for their content, availability, or how they handle your information. Their own terms and privacy policies apply when you use them.
11. Availability
We aim to keep our websites available but do not guarantee uninterrupted access. We may change, suspend or withdraw any part of our websites, or any project shown on them, at any time and without notice.
12. Our liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited.
Subject to that, our websites are provided as they are. To the fullest extent the law allows, we are not liable for any indirect, incidental, special or consequential loss, nor for loss of profit, income, business, opportunity, anticipated saving or data, arising from your use of our websites or from reliance on any information published on them.
Our total liability arising from your use of our websites is limited to 100 US dollars. This limit does not apply to any signed purchase agreement between us, which carries its own terms.
13. Changes to these terms
We may update these terms as our services change. The current version is always on this page with its effective date at the top. Continued use of our websites after a change means you accept the updated terms.
14. Governing law
These terms are governed by the law of the United Republic of Tanzania as applied in Zanzibar, and the courts of Zanzibar have exclusive jurisdiction over any dispute arising from them.
If you are a consumer resident in the European Union or the United Kingdom, this does not deprive you of the protection of the mandatory consumer law of your country of residence, or of your right to bring proceedings there.
15. General
If any provision of these terms is found to be unenforceable, the rest continues to apply. If we do not enforce a right immediately, we do not lose it. These terms are between you and AZURE, and nobody else may enforce them.
